LDPServicesFour services, one process: how LDP handles your German property investment
LDP finds rental property in Germany for expats and takes the purchase to the notary; FM Zinswerk brokers the loan and Helm & Partner sets the tax structure, both coordinated by us. Management runs through FairMieten, our own company, in Berlin and Bremen and through partners elsewhere, at a flat fee per tenant. In English, eleven cities, from 100,000 euros.
Anonymised figures from LDP's published business cases. Every number on this page is computed from the same dataset.

One team for the whole investment
Most providers cover one piece: a broker arranges the loan, an agent finds the flat, a Hausverwaltung collects the rent, and a tax advisor meets the property at the first return. LDP runs the four pieces as one sequence, because each decision constrains the next.
Property sourcing and acquisition
We find it, check it, negotiate it and take you through the notary.

- Remote purchase by power of attorney if you cannot travel
Mortgage financing for expats

- Residents of Germany and other EU countries, any nationality
- Independent broker FM Zinswerk compares more than 400 banks, according to its own website

What the published client cases show
These are the figures from the business cases of LDP clients, published, anonymised and aggregated: purchase price, cold rent before we touched the property, the planned cold rent after renovation, conversion or re-letting, and the tax benefit in the first year.
Average cold rent per month across the published cases of each concept. Before: rent at purchase. After: planned rent from the business case after renovation, conversion or re-letting. The multiple on the right is after divided by before.
Cold rent times twelve, divided by purchase price, averaged over all published cases, before costs and tax.
Purchase price of the published cases.
- Munich 80 %
- Nuremberg 13 %
- Berlin 5 %
- Vilshofen 2 %
Share of purchase volume by city.
Source: LDP business cases, published, anonymised and aggregated by concept. Gross yield is cold rent times twelve divided by purchase price, before costs and tax. Tax benefit is the first-year figure from the case calculation and depends on the client's marginal rate. Past cases are no guarantee for future results.
Five worked examples, one per situation

Clear before you start
Our commission is part of the purchase price. You receive no separate invoice from us for finding, checking and structuring the purchase, and there is no additional broker fee (Maklerprovision) on top of the price. Financing coordination costs you nothing, the bank pays the broker. Management is a flat monthly amount per tenant. Purchase costs go to the state and the notary, as with any purchase in Germany.
Who we work with, and who we do not
This is for you if
- You live in Germany or elsewhere in the EU and want rental property without a second job running it.
- You are looking at a purchase from 100,000 euros upward and want purchase, financing, tax and management handled by one team. That is the property price, not the cash you need: financing covers most of it.
- You cannot attend viewings or the notary in person and need the purchase handled remotely.
- You already own a property in one of our eleven cities and need English-speaking management.
What we do not do
- Tax or legal advice from LDP itself; both come from partner firms.
- Purchases by buyers living outside the EU: the banks our broker partner FM Zinswerk works with do not finance this group, and LDP does not take on these purchases.
Founders who check every number, partners on every case
LDP Group is a Munich-based investment firm, founded as a GmbH in October 2024 by founders who were already active in the market before, with more than 100 clients, most of them expats buying their first investment property in Germany. Every purchase calculation and every page on this site is reviewed by the two founders before it reaches you.

Rental management, MunichFrequently asked questions
Do I have to take all four services, or can I use just one?
Sourcing, financing coordination and tax structuring come together as the investment service, because they depend on each other. Rental management is set up as part of the purchase for LDP clients, and in every city we operate in we can take on properties you already own, case by case.
What does LDP charge?
Our commission is part of the purchase price. You receive no separate invoice from us for finding, checking and structuring the purchase, and there is no additional broker fee (Maklerprovision) on top of the price. Financing coordination costs you nothing: the bank pays the broker. Rental management is a flat fee from 30 euros per tenant per month, depending on the city. Purchase costs such as transfer tax, notary and land registry are paid as with any purchase in Germany.
Can I invest with LDP if I do not live in Germany?
Yes, if you live in another EU country. Financing then runs at 50 to 60 percent loan-to-value and the purchase can be completed by power of attorney. We do not take on buyers living outside the EU, because the lender pool and the conditions are too poor to recommend.
Which cities does LDP work in?
Berlin, Munich, Nuremberg, Erlangen, Fuerth, Duesseldorf, Cologne, Stuttgart, Karlsruhe, Frankfurt and Hamburg for sourcing. Rental management in every city we operate in: through our own company FairMieten in Berlin and Bremen, and through vetted local partners elsewhere, for example Miethelden Muenchen in Munich.
