Property sourcing and acquisition for expat investors in Germany

LDP finds investment property for you in eleven German cities and takes the purchase through to the notary; our commission is agreed with the seller and included in the price. We work with existing buildings only: Bestandsimmobilien, co-living conversions and Kernsanierung projects from 100,000 euros up to seven figures. The purchase can be completed remotely by power of attorney.

01Who this is for

This is for you if

Expats and international professionals in Germany who want a rental property but not a second job finding one.
EU residents buying in Germany who cannot attend viewings or the notary appointment in person.
First-time investors looking at a purchase from 100,000 euros upward, the property price rather than the cash needed, who want the purchase, financing, tax structure and management handled together.
Experienced investors adding a co-living or renovation project to an existing portfolio.
02Step by step

What LDP does, step by step

Investment profile
Budget, equity, target yield, holding period, tax situation and how much renovation you are willing to take on.
Sourcing
We screen listings and off-market offers in the eleven cities we cover, and shortlist properties that match the profile, with the purchase calculation for each.
Due diligence
Land register extract, declaration of division and owners' meeting minutes for apartments, building condition, rent roll, Hausgeld and reserve fund, energy certificate, and the renovation budget where the plan is a Kernsanierung or a co-living conversion.
Negotiation and reservation with the seller or the agent.
Financing and structure
The mortgage file goes to our broker and the tax structure to our partner tax firm before you sign, not after.
Notary
Draft contract explained in English, appointment with one of our English-speaking notary partners, in person or by power of attorney.
Handover
Keys, meter readings, transfer of existing leases, and the hand-off to rental management.

The service is included in the LDP investment model. Our commission is part of the purchase price. You receive no separate invoice from us for finding, checking and structuring the purchase, and there is no additional broker fee (Maklerprovision) on top of the price. Purchase costs such as property transfer tax, notary and land registry are paid to the authorities and the notary as with any purchase in Germany.

03What we buy

What we buy, and what we leave alone

We buy existing buildings. That covers three types: a Bestandsimmobilie that is rented or ready to rent, a flat or house that we convert into a co-living property with individually let rooms, and a Kernsanierung project where the building is fully renovated before it is let. Each has a different return profile and a different tax treatment, which is why the tax structure is decided before the purchase, not after.

TypeWhat it means for you
BestandsimmobilieExisting, often already let; the simplest entry, rental income from month one
Co-living conversionRooms let individually to professionals and students; higher gross rent per square metre, managed by FairMieten, our own company, in Berlin and Bremen and by partners elsewhere
Kernsanierung projectFull renovation before letting; higher entry effort, renovation costs partly deductible or depreciable depending on structure
New buildNot offered
Listed buildings (Denkmalschutz)Not our focus; we do not source them as a rule

04Remote purchase

Buying without being there

A German property purchase does not require your presence at the notary. Section 29 of the Land Register Act (GBO) allows a power of attorney with a notarised signature plus apostille, or a signature certified at a German consulate, which replaces the apostille. We handle viewings on your behalf with photos and video, take you through the draft contract on a call, and arrange the power of attorney so the appointment goes ahead without you. EU-resident clients can buy with us this way.

Two things we ask of remote buyers: a video call before reservation so you have seen the property live, and the power of attorney prepared at least two weeks before the notary date, because consulate appointments are the slowest step.

Frequently asked questions

Do I pay LDP a fee for finding the property?

Not on a separate invoice. Our commission is part of the purchase price, and there is no additional broker fee (Maklerprovision) on top. Besides the price you pay what every buyer in Germany pays: property transfer tax to the state, and notary and land registry fees.

Can I buy a property in Germany without travelling there?

Yes. We do viewings on your behalf, explain the draft contract in a call, and arrange a power of attorney with notarised signature and apostille, or certified at a German consulate, so the notary appointment goes ahead without you. Plan two weeks for the consulate step.

What is the minimum budget to invest with LDP?

Our ticket size starts at around 100,000 euros purchase price for a single apartment in one of our cities. That is the property price, not the cash you need: the bank finances most of it, and you bring the purchase costs plus the equity your financing requires. For residents of Germany that usually means 10 to 20 percent equity plus costs; for EU residents outside Germany 40 to 50 percent plus costs.

Why does LDP not source new builds?

Our model relies on buying below replacement cost and creating value through renovation, conversion or better management. New builds are priced at or above that cost, carry developer margins we cannot influence, and offer none of the depreciation and renovation levers the tax structure relies on.

Which city should I buy in?

It depends on budget, yield target and how much project work you want. Entry prices, rent levels and the supply of renovation and co-living opportunities differ a lot between our eleven cities, and our city comparison page shows the current numbers side by side. The screening call ends with a city recommendation for your case.
