Tax Benefits & AfA in Mannheim: what to know

Germany rewards long-term landlords: the building (never the land) depreciates at 2% p.a. (completed 1925–2022), 2.5% (pre-1925) or 3% (from 2023), and qualifying new projects can elect 5% degressive AfA (construction start 10/2023–09/2029). On a €275,000 purchase in Mannheim, that is thousands of euros of paper deduction annually against rental income.

Add fully deductible mortgage interest, management, maintenance and travel costs, and rentals often run tax-neutral or negative in early years while building equity. The endgame: after the 10-year Spekulationsfrist, private sale gains are entirely tax-free: the core of the German buy-and-hold thesis.

The Mannheim market in numbers

Mannheim (Baden-Württemberg) has 328,647 residents. Existing apartments average around €3,930/m² (citywide range roughly €2,320–€6,780/m²), with new-builds at about €6,150/m². Average asking cold rent is about €12.39/m², putting the gross rental yield near 3.8%.

Price momentum: +1.1% year-on-year. After a strong run-up to a 2021/22 peak, apartment prices corrected by roughly 4-8% p.a. in 2022-2024, then recovered with +7.5% in 2025; over five years immowelt puts the net change at about +6%.

Vacancy: roughly 1.1% (Stadt Mannheim Wohnungsmarkt-Monitoring 2024 citing CBRE-empirica-Leerstandsindex, 31.12.2023). That is around the healthy fluctuation reserve of a functioning market.

Where to buy in Mannheim

Oststadt, Schwetzingerstadt and Lindenhof trade clearly above the city average; that is where investment demand concentrates. Value- and yield-oriented buyers look at Käfertal, which trades clearly below the city average, where gross yields are usually higher and management takes more work.

Oststadt: Mannheim's premier Gründerzeit quarter around Augustaanlage, Wasserturm and Luisenpark, with stucco apartment houses and villas: the city's most expensive residential address. Apartments trade around €3,880–€6,240/m².

Schwetzingerstadt: Dense, lively Altbau district between the main station and Oststadt, popular with students and young professionals for its cafés and short distances. Apartments trade around €3,770–€5,950/m².

Lindenhof: Green, upscale residential district between the Rhine and the Waldpark south of the city centre, mixing period buildings with the modern Glückstein quarter by the station. Apartments trade around €3,380–€6,330/m².

Jungbusch: Former harbour quarter turned creative and nightlife district around the Popakademie, with a very young, international population and ongoing gentrification. Apartments trade around €3,130–€5,680/m².

Käfertal: Large, family-oriented district in the north mixing an old village core, post-war estates and the Franklin conversion area (former US Benjamin Franklin Village): Mannheim's biggest new-housing location at comparatively affordable prices. Apartments trade around €2,930–€4,320/m².

Neckarstadt-Ost/West: Dense Altbau belt north of the Neckar with about 55,000 residents combined: Neckarstadt-Ost is an established residential area near Herzogenriedpark, while multicultural Neckarstadt-West offers the city's lowest entry prices and value-add potential (immowelt district average around 3,882 EUR/m2).

Taxes & buying costs in Mannheim

Property transfer tax (Grunderwerbsteuer) in Baden-Württemberg is 5%. Add approximately 2% for notary and land registry (statutory GNotKG fees), so purchase costs come to about 7% of the price; buying through an agent adds the buyer's commission (typically 2.98–3.57%). For a standard profile German banks do not finance these costs.

Held privately, the property can be sold tax-free after the 10-year Spekulationsfrist; before that, gains are taxed at your personal rate. Depreciation (AfA) shelters rental income: 2% p.a. for buildings completed 1925–2022 (2.5% before 1925), 3% for buildings completed from 2023, and qualifying new projects started between October 2023 and September 2029 can choose 5% degressive depreciation instead of the linear rate.

General information, not tax advice; LDP Group gives no tax advice.

Mannheim is currently not covered by the Mietpreisbremse (Baden-Württemberg's ordinance in force since 1 January 2026 left it out): new-letting rents can be set freely for now and the standard 20%-in-3-years Kappungsgrenze applies to existing tenancies. But the state's draft extension from 1 January 2027, released for consultation on 22 September 2026, adds Mannheim again: underwrite with the capped rent.

Frequently asked questions

Does AfA apply if I live abroad?

Yes. Non-resident landlords file a German tax return on German rental income and use identical AfA and deduction rules; Germany's treaty network generally prevents double taxation. Non-residents do not get the basic tax-free allowance (Grundfreibetrag, €12,348 in 2026) unless they apply under § 1 Abs. 3 EStG, which requires at least 90% of their world income to be taxable in Germany or foreign income below the allowance. A German tax adviser prepares the return.

Can foreigners buy investment property in Mannheim?

Yes. Non-residents can buy property in Mannheim without German citizenship or residency. Financing is available to expats and Blue Card holders; non-residents typically need 40–50% equity, while German tax residents usually bring 10–20% of the price (80–90% loan-to-value as standard, up to 100% with a strong income profile), plus the purchase costs in both cases.

What are the total buying costs in Mannheim?

On top of the purchase price, budget 5% property transfer tax (Baden-Württemberg) and about 2% notary and land registry, so about 7% in total. Where an agent is involved, the buyer's commission (typically 2.98–3.57%) comes on top.

What rental yield can I expect in Mannheim?

Gross yields in Mannheim average around 3.8%, higher in value districts such as Käfertal and lower in prime locations like Oststadt.

How much is property per square metre in Mannheim?

Existing apartments average about €3,930/m² to buy and roughly €12.39/m² cold rent per month, varying significantly by neighbourhood and condition.
