Property Transfer Tax in Düsseldorf: what to know

Nordrhein-Westfalen levies 6.5% Grunderwerbsteuer: the joint-highest bracket in Germany (national span: 3.5% Bavaria to 6.5% NRW/Brandenburg/Saarland/Schleswig-Holstein). It falls due weeks after notarisation, and the land registry will not transfer ownership until the tax office issues its clearance certificate (Unbedenklichkeitsbescheinigung).

Planning notes: movable inventory (fitted kitchen, sauna) can be priced separately and escapes the tax if realistic; for rented property the tax joins your AfA depreciation basis. Entity structures: a law in force since 3 July 2026 made the reliefs for property partnerships (§§ 5, 6 GrEStG) permanent, and for share deals the signing of the contract is now the taxable event. Take tax advice before structuring.

The Düsseldorf market in numbers

Düsseldorf (Nordrhein-Westfalen) has 659,312 residents. Existing apartments average around €4,440/m² (citywide range roughly €2,610–€8,870/m²), with new-builds at about €6,800/m². Average asking cold rent is about €15.41/m², putting the gross rental yield near 3.5-4.2%.

Price momentum: +1.3% year-on-year. immowelt (apartment asking prices, 07/2026): 2025 +6.2% YoY, 2026 to date +1.3%; 5-year change only ~+1% due to the 2022 (-8.9%) and 2023 (-8.6%) correction with recovery since 2024. Gutachterausschuss: 2025 turnover +15% to ~EUR 3.9bn, ~4,700 transactions (+15%): market recovering.

Vacancy: roughly 1.59% (Market-active vacancy 1.59%, cited in press release Mieterverein Düsseldorf e.V. / alliance 'Wir wollen wohnen!', 28.08.2025). That is around the healthy fluctuation reserve of a functioning market.

Where to buy in Düsseldorf

Oberkassel, Pempelfort and Flingern trade clearly above the city average; that is where investment demand concentrates. Value- and yield-oriented buyers look at Garath and Benrath, which trade clearly below the city average, where gross yields are usually higher and management takes more work.

Oberkassel: Left-bank premium pre-war quarter with Rhine frontage and a strong Japanese community link: the city's most expensive large residential district. Apartments trade around €6,650–€7,040/m².

Pempelfort: Dense, highly sought-after inner-city quarter north of the Altstadt with Gründerzeit stock, cafés and short walks to the Hofgarten and the Rhine. Apartments trade around €5,260–€7,670/m².

Flingern (Nord/Süd): Former working-class quarter, now a gentrified creative/scene district with strong tenant demand from young professionals. Apartments trade around €5,560–€5,610/m².

Bilk: Lively university quarter south of the centre with a pre-war mix, student and family demand and reliable lettability. Apartments trade around €4,550–€5,530/m².

Benrath: Bourgeois southern district around Benrath Palace with its own centre and S-Bahn link: solid prices below the city average. Apartments trade around €4,150–€4,220/m².

Garath: 1960s/70s large housing estate at the southern edge: the city's cheapest entry point with its lowest rents (11.67 EUR/m2 per wohnungsboerse.net) and regeneration potential. Apartments trade around €3,560–€4,260/m².

Taxes & buying costs in Düsseldorf

Property transfer tax (Grunderwerbsteuer) in Nordrhein-Westfalen is 6.5%. Add approximately 2% for notary and land registry (statutory GNotKG fees), so purchase costs come to about 8.5% of the price; buying through an agent adds the buyer's commission (typically 2.98–3.57%), while LDP purchases carry no additional broker fee (Maklerprovision) on top of the price. For a standard profile German banks do not finance these costs.

Held privately, the property can be sold tax-free after the 10-year Spekulationsfrist; before that, gains are taxed at your personal rate. Depreciation (AfA) shelters rental income: 2% p.a. for buildings completed 1925–2022 (2.5% before 1925), 3% for buildings completed from 2023, and qualifying new projects started between October 2023 and September 2029 can choose 5% degressive depreciation instead of the linear rate.

General information, not tax advice. LDP Group gives no tax advice: the tax structure is set by the tax firm Helm & Partner (Steuerberater) before the notary date, and LDP prepares the purchase figures and coordinates.

Düsseldorf is a designated tight housing market: the Mietpreisbremse caps new-lease rents at roughly 10% above the local comparative rent (Mietspiegel), and the reduced Kappungsgrenze limits in-tenancy increases to 15% within three years. Factor the achievable regulated rent, not the asking-rent headline, into your underwriting.

Data & sources

Figures from the sources named below, mostly portal asking prices, checked in July 2026. Asking prices typically run 5–15% above notarised transaction values: where both exist, the source basis is stated.

Population: Landeshauptstadt Düsseldorf (Amt für Statistik und Wahlen), as of 31.12.2025 (published March 2026; +1,067 vs. prior year, net migration +2,156).

Purchase prices: immowelt Price Map, asking prices for apartments, as of 01.07.2026 (avg 4,435 EUR/m2, min 2,608, max 8,870).

Rents: wohnungsboerse.net Mietspiegel Düsseldorf (asking cold rents, end March 2026): avg 15.41 EUR/m2 (2025: 15.35; 60m2 flat 14.01 EUR/m2).

Yield: computed from price+rent above: 15.41 EUR/m2 x 12 / 5,343 EUR/m2 = 3.46% (both wohnungsboerse.net, 3/2026) resp. 15.41 x 12 / 4,435 EUR/m2 (immowelt, 7/2026) = 4.17%.

Frequently asked questions

Can I avoid Grunderwerbsteuer legally?

For a normal single purchase, no: but you can carve out genuinely movable inventory, and direct transfers between spouses and direct relatives are exempt. Share-deal rules for companies were tightened in 2021, and since 3 July 2026 the signing is the taxable event; specialist advice is essential there.

Can foreigners buy investment property in Düsseldorf?

Yes. Non-residents can buy property in Düsseldorf without German citizenship or residency. Financing is available to expats and Blue Card holders; non-residents typically need 40–50% equity, while German tax residents usually bring 10–20% of the price (80–90% loan-to-value as standard, up to 100% with a strong income profile), plus the purchase costs in both cases.

What are the total buying costs in Düsseldorf?

On top of the purchase price, budget 6.5% property transfer tax (Nordrhein-Westfalen) and about 2% notary and land registry, so about 8.5% in total. Where an agent is involved, the buyer's commission (typically 2.98–3.57%) comes on top; LDP purchases carry no additional broker fee.

What rental yield can I expect in Düsseldorf?

Gross yields in Düsseldorf average around 3.5-4.2%, higher in value districts such as Garath and Benrath and lower in prime locations like Oberkassel.

How much is property per square metre in Düsseldorf?

Existing apartments average about €4,440/m² to buy and roughly €15.41/m² cold rent per month, varying significantly by neighbourhood and condition.
